Much of Lake Sarasota was laid out on large, wooded lots, and many owners have kept the slash pines, live oaks and palmettos that came with the land. The shade is great for the roof. For the condenser, it's a steady supply of pine needles, oak leaves, catkins, acorns and Spanish moss dropping into the top grille and packing against the fins.

A blocked coil can't reject heat. Head pressure climbs, the compressor draws more current and runs hotter, the fan motor strains, and capacity drops right when the afternoon peaks. Left alone for a season or two, that stress shows up as failed capacitors, burned fan motors and eventually compressor damage. Heavy canopy also brings limbs down in storms, and bent fan guards and crushed fins are common after a windy summer.

What we do on a wooded-lot maintenance visit:

1. Clear debris from the top grille and base pan, and confirm the fan blade spins freely
2. Wash the coil from the inside out so debris is pushed away from the fins, not deeper into them
3. Straighten bent fins and look for damage from falling branches
4. Test the capacitor, contactor and fan motor amperage for signs of heat stress
5. Recommend clearance around the unit and trimming of limbs that overhang it

Out past I-75 toward Myakka

Lake Sarasota is reached from Clark Road (SR-72) or Bee Ridge Road east of the interstate, with Lake Sarasota Drive running through the neighborhood. Keep heading east on Clark Road and you reach Myakka River State Park, one of Florida's largest state parks, which says a lot about the landscape: pine flatwoods, oak hammocks and wetlands that don't stop at the park boundary.

A typical call here looks like this: the outdoor fan isn't turning, the unit hums, and it's 94 degrees on the lanai. We find a coil half-covered in pine needles, a swollen run capacitor and a fan motor with scorched windings from running hot all summer.
