Original Ducts in General Development Homes

Most of Port Charlotte was platted by the General Development Corporation, and a huge share of its houses went up between the 1960s and the 1980s: single-story CBS homes on modest lots, many backing onto the waterways that thread through the city. The outdoor equipment has usually been swapped two or three times since then. The ductwork often hasn’t. We still find original metal trunk lines with dried-out mastic, duct board that has soaked up decades of attic humidity, and flex runs sagging between trusses where summer attic air passes 130°F.

Tired ducts create symptoms homeowners blame on the unit: a back bedroom that never cools, a sweating supply register, a system that runs all afternoon and still leaves the house clammy. Before we quote any AC installation or replacement, we measure static pressure and look at the duct system, because a new high-efficiency condenser bolted to leaky 1970s ductwork rarely delivers what the label promises. Sometimes sealing, re-strapping or resizing a few runs solves the comfort complaint for far less than new equipment.

From Murdock Circle to the Peace River

A homeowner off Harborview Road reports the AC ran fine overnight but is blowing warm by noon. At the condenser we’d typically find the fan stopped and the compressor cycling on its thermal overload, with a run capacitor reading well below its rated µF. We replace the capacitor, confirm the fan motor’s amp draw, check the contactor for pitting, then measure superheat and subcooling to make sure the compressor wasn’t hurt.
