Condo towers, rooftop condensers and closet air handlers

A large share of Longboat Key's housing is mid-rise and high-rise condominiums along Gulf of Mexico Drive. In a typical unit the air handler lives in a small closet off the hallway or laundry, and the matching condenser sits on the roof or a shared equipment deck several floors away. That layout means long refrigerant line sets, rooftop exposure to the harshest salt wind on the island, and condensate lines that tie into a building drain stack. One road, two counties

Gulf of Mexico Drive is the only road running the length of the key, from the New Pass bridge at the south end up to Longboat Pass and the bridge to Bradenton Beach at the north. The county line crosses the island, putting the southern portion in Sarasota County and the northern portion in Manatee County, all inside one town. Between the Gulf-front towers are quieter pockets, like the bay-side neighborhoods around Bay Isles and the cottages and older homes of Longbeach Village near the north tip. Those single-family houses get the same salt, but their condensers usually sit at ground level, where they're easier to reach, rinse and replace.
