Two very different Sarasotas: mid-century modern homes and downtown towers

The Sarasota School of Architecture left the city with postwar homes designed around breezes rather than machinery: flat or low-slope roofs, walls of glass, jalousie windows and almost no attic. Paul Rudolph's Umbrella House on Lido Shores is the famous example, but plenty of lesser-known houses follow the same logic. When air conditioning was added later, ducts were squeezed into soffits or dropped ceilings, and all that glass makes the cooling load swing hard between morning and late afternoon. For many of these houses a ductless mini-split system respects the architecture better than cutting new chases, and a real Manual J load calculation matters more than rule-of-thumb tonnage.

Downtown condo towers are the opposite problem. Units usually rely on a closet air handler or a water-source heat pump tied to the building's condenser-water loop, with condensate and venting routed through shared risers. Sizing is limited by the closet, not the square footage, and the association controls when the loop can be isolated. Working the Tamiami Trail, Main Street and the bayfront

Most of our city calls come in off US-41, Fruitville Road and Bahia Vista Street. Near Main Street and the Rosemary District, parking shapes the schedule, so we cluster visits and keep parts staged in the van. Along the bayfront toward the Van Wezel Performing Arts Hall, tower management usually wants a certificate of insurance and a booked service window before anyone opens a mechanical room.

A typical call here looks like this: a 1950s flat-roof house near Hudson Bayou has one bedroom that never drops below 80 degrees while the living room stays comfortable. Instead of adding tonnage to the central system, we check the existing ducts for crushed runs, measure static pressure, and often suggest a single-zone mini-split head for that room.
